This 110 sqm private residence, accompanied by a 50 sqm office, is located on a steep, picturesque site in Asturias, Northern Spain. The property features two existing buildings, one of which is protected, and offers breathtaking views of the surrounding valley and mountains.

Geotechnical analysis revealed that construction outside the area surrounding the existing structures would be prohibitively expensive. The solution is a thoughtful design that integrates the new home and pool within the footprint of the existing shed, stepping down the hillside. The first-floor balcony doubles as a private, tranquil outdoor space while providing all weather terrace below.

The design adheres to the region’s strict planning regulations, incorporating clay tiles, a pitched roof, timber joinery, and a combination of stone or white render for external finishes. Inside, the house will feature a simple material palette of pine, microcement, and hand-made tiles.

Constructed using a timber frame, the building is designed to be near passive. It will include a mechanical ventilation heat recovery (MVHR) system, natural cross-ventilation to combat overheating, and external latticed shutters for shading.
